What is a Home Inspection?

A home inspection is a limited, visual evaluation of the structures and systems of a home or commercial property. During an inspection, one of our certified professionals will closely examine the condition of your property, from the foundation to the roof, as well as the electrical, plumbing, HVAC and other systems that may be present. At the end of this process, the inspector creates a thorough report outlining the state of the property.

Why do I need a Home Inspection?

Whether you are a buyer or a seller, it is important to consider all of the information about the property before making the important step of selling/buying. Spotting foundational issues, leaks, and potential electrical issues help keep the homeowner safe, and can give sellers an opportunity to make repairs if needed.


How Long Does an Inspection Take?

While the inspection may vary for larger properties, our inspections usually take between 2-4 hours.


What are your Qualifications?

Pacific Inspections is committed to best in class service, which is why we are fully certified through InterNachi, as certified professional inspectors (CPI) and have collectively inspected over 10,000 homes. Additionally, all of our inspectors carry general liability and E+O insurance for everyone’s protection and safety.


Do I Need to be Present for the Inspection?

While it is not required, it is beneficial for the client to be present during this process, as you can get an in-depth look at what our inspectors are doing, and have them on hand to ask questions. 

However, if you are unable to be present. Our inspector will arrange a conference call with you at your convenience to go over the report in detail and assure you are 100% comfortable with the information.

While we do encourage our clients to be present for the inspection, make sure not to distract your inspector during the process so that they can be as detailed and focused as possible.

Can I pay through Escrow?

Yes! To pay through escrow, please let your inspector know before the inspection occurs. There is an additional charge of $75 for escrow billings.

Does an Inspector also do Repairs to the Home?

Unfortunately, no. It is against Internachi and Pacific Inspections’ code of ethics to allow home inspectors to conduct repairs. This is to ensure 100% honesty and transparency as a home inspector! Our role is to provide an unbiased evaluation of the property, with no potential financial gain from whether the property sells or not.
